A reservation/booking is valid from the time that the lessor has received payment required.

Paying this means that the hirer has taken note and agree to the terms and conditions herein.

For each reservation, a deposit of 30% of the total rent must be paid in advance.

This prepaid amount must be received by the lessor within 14 days after the confirmation of the reservation by lessor.

The remainder must be received by the lessor at least 4 weeks before the start of the stay in the holidayhome.

Is this not the case, it will be seen as a cancellation of the holidayhome by the hirer and the cancellation conditions will apply.

Lessor has then the right to let the holidayhome again.

If the booking is less than 6 weeks before the start of the rental period, the total rent must be paid at once.

The deposit of 350,– USD must be paid on site by the hirer to the manager and will be refunded at the final inspection (or settled).

There will be a settlement when damage or extreme pollution has taken place in the rental period.

If the damage exceeds the deposit, the more will be charged.

Also in the case of more consumption of electricity, the extra costs will be charged.

Any cancellation must be reported to the lessor in writing or by email.

Lessor shall charge the following amounts, depending on the date of cancellation by the hirer:

  • Cancellation more than 90 days before the start of the rental period: 10% of the rent.
  • Cancellation between the 90th and 60th days before the start of the rental period: 20% of the rent.
  • Cancellation between the 59th and 30th days before the start of the rental period: 30% of the rent.
  • Cancellation less than 30 days before the start of the rental period: 100% of the rent.

If the hirer does not use the holidayhome or leaves before the end of the hired period, there will be no refund at all.

If the owner is forced by circumstances to cancel the rented property, the owner is obliged to immediately notifying the tenant.

The owner will offer an alternative if possible.

Should the tenant wish not to use this alternative the amount already paid will be returned by the owner.

The claim by the tenant is limited to the recovery of the amount already paid by him/her.

Tenant is not entitled to compensation for any damage.

If there are complaints after taking possession of the property, they shall be notified to the lessor within 48 hours by telephone or email.

This also applies if during the stay in the house something serious happens.

In the holidayhome there may not stay more than 6 persons, unless prior permission is granted by lessor.

It is not allowed to occupy the holidayhome with more people than mentioned in the specified reservation.

If on arrival the holidayhome is found not clean and tidy, this should be reported immediately to the lessor, so some things can be recovered.

On departure, the hirer of the house must leave the holidayhome in a proper state.

The final cleaning is not included in the rent. The costs for final cleaning are 110,– USD.

Lessor can not be held responsible for any disruption, modification or unavailability of the residence of the hirer, if this is due to unforeseen or insurmountable events beyond his control.

Owner can not be held responsible for inconveniences caused by the work of others, such as municipal, government, etc. Neither the lessor can be held responsible for interruption of water or electricity.
Lessor takes no responsibility for any loss, theft or damage to baggage or personal property components, and for costs arising from failure to timely arrival at the holidayhome due to delay.
